WHY FOREST HILL PROPERTIES ARE DIFFERENT

When Forest Hill was incorporated as a village in 1923, its founders required that a tree be planted in front of every house built there. A century later that decision defines the neighbourhood — and it defines the exterior maintenance problems that come with it.

The canopy along Old Forest Hill Road, Russell Hill Road, Dunvegan Road, and Vesta Drive is now mature and dense enough that many north-facing walls, side walkways, and rear patios receive almost no direct sun from October through April. Shade plus moisture is the exact condition algae and moss need. Forest Hill properties consistently show heavier biological growth on stone than comparable homes in more open neighbourhoods, and it returns faster after cleaning if the surface is not treated and sealed properly.

The same canopy drops tannin-heavy leaf litter every autumn. Left sitting on porous stone through a wet November, tannins leach into the surface and leave brown staining that does not wash off with water alone. Mature root systems also lift interlock and flagstone from beneath, tilting pavers and breaking the drainage plane.

The second defining factor is the stone itself. Forest Hill's Georgian Revival and Tudor Revival homes, and a large share of the modern rebuilds that have replaced them over the past two decades, use Indiana limestone and cast stone on the facade. Limestone is porous and comparatively soft. It cannot take the pressure that a concrete driveway takes. Standard pressure washing pits limestone, opens the surface to further water absorption, and accelerates the very weathering the homeowner was trying to reverse. Limestone requires low-pressure buff washing — a different technique, not a lower setting on the same job.

Limestone also shows efflorescence: white powdery or crusty deposits that appear when soluble salts inside the stone migrate to the surface and dry there. Homeowners often mistake it for paint failure or mineral staining and scrub it aggressively, which drives the problem deeper. It needs the correct treatment, not force.

Third is road salt. Spadina Road, Bathurst Street, and Eglinton Avenue West are all heavily salted through the winter, and the spray reaches front steps, entrance walkways, and lower facade courses on properties along and near those corridors. Chloride penetration into limestone and cast stone causes surface spalling that compounds each freeze-thaw season. Toronto averages dozens of freeze-thaw cycles per winter, and every one of them drives the damage further in.

Finally, the western edge of the neighbourhood slopes toward Cedarvale Ravine. Properties on that grade deal with runoff concentration — water moving downhill along interlock joints, washing polymeric sand out of the upper section of a driveway and depositing silt at the bottom.
